In the next 5-years, millions of square feet of GSA leases will be expiring in the National Capital Region, and across the country. The future of government space-acquisition is focused on more efficient use of prime space, consolidation of individual leases into larger longer leases, and rationalization of property to allocate for more efficient usage. Prince George’s County has made a concerted effort to help GSA to achieve these objectives.
GSA has recognized this effort, as evidenced by the recent signing of a 575,000 SF lease at a newly constructed class (A) office complex with a 1000-space parking facility. All located approximately 300 yards from WMATA’s Branch Avenue Metro Station on the Green-line. This consolidation and relocation of multiple agency offices located in Washington D.C., represents a GSA lease cost savings of over nearly $22-Million annually.
This Transit Oriented Development mixed-use project will feature also 40,000 square feet of retail and restaurants amenities package located adjacent to the new office complex, and thousands of newly constructed multifamily upscale residents within walking distance of the New CIS office complex.
