Economic Business Development Manager Retail/Restaurant

Brief Description:

POSITION PURPOSE

Under the direction of the Executive Director of Business Development, the Business Development Manager– Retail and Restaurant – will promote and accelerate the creation of jobs, attraction of private capital investment, and the acquisition of new tenants for existing and new retail and commercial space in Prince George’s County, Maryland through: (1) targeted retail and restaurant business retention, attraction and expansion, and (2) marketing and promotion of the County as the “best place in the world” to do business. The EDC accomplishes these by providing business and workforce services that support the creation of high-wage jobs in the private sector. These job creation and retention efforts help the County’s overarching goals of expanding the commercial tax base, increasing the median household income, reducing unemployment, and reducing commercial vacancy rates.

ESSENTIAL FUNCTIONS AND BASIC DUTIES

  • Primary responsibilities include professional prospecting, selling, presenting, collaborating, networking, and negotiating to attract, retain and grow premium and niche-market retail and restaurants in Prince George’s County Maryland.

  • Network and collaborate with C-Level retail and restaurant brands, shopping center owners, malls, real estate developers and commercial real estate brokers/agents to identify such opportunities for expansion in Prince George’s County.

  • Maintains current market intelligence on the availability of targeted available commercial and retail sites that satisfy the needs of our targeted prospective retail and restaurant clients.

  • Effectively collaborates with shopping center owners and commercial brokers to market vacant commercial sites to premium retail and restaurant brands.

  • Identifies prospects and leads within the industry while providing expert market analysis and industry trends.

  • Actively participates in local, regional, and national retail and restaurant associations to stay informed about local, regional, and national market trends and to establish relations with major industry decision makers to professionally represent Prince George’s County.

  • Lead the Prince George’s County delegation to the annual International Conference of Shopping Center (ICSC) in Las Vegas and Mid-Atlantic conferences. Creates a strategic participation plan that includes the facilitation of select meetings with brand executives, real estate developers, shopping center owners, retailers, and restaurant brands to market development opportunities in Prince George’s County.

  • Provides site selection assistance, with demographic, economic, social and market information.

  • Secures public speaking opportunities to present the County’s value proposition, including, financing and tax incentives, to business audiences and prospective real estate developers, shopping center owners, commercial real estate brokers, retailers, and restaurant brands.

  • Gains insight into the financial operating levers of existing and prospective retail and restaurant brands and outlets located in the County. Create marketing campaigns to decision makers by illustrating how the County’s value proposition, lucrative business building programs and wide selection of premium sites will positively impact the financials of any retail or restaurant operation.

  • Actively explains and professionally sells the enormous features and benefits of the County’s value proposition and the EDC’s targeted services including, financial and tax incentives – if needed – as well as workforce development and training by establishing contact and developing relationships with prospects and recommending solutions.

  • Assists businesses with the County’s development administrative review, permitting and licensing processes.

  • Provides County overviews and tours for businesses, developers, brokers, and site-selection consultants.

  • Identifies areas for improvement, by remaining current on industry trends, emerging markets, and competitors.

  • Conducts extensive research and develops targeted lists of priority companies to visit; schedules and conducts meetings; participates in task forces that address the concerns of residents and the business community (such as “food deserts”); achieves program objectives and goals.

  • Develops and implements data analyses to manage weekly, monthly, semi-annual, and annual reporting requirements.

  • Additional duties and special projects may be assigned by the Executive Vice President as necessary to contribute to the overall success of EDC’s Business Development program.
