Prince George’s County, MD has several major development projects currently under construction or expanding with both retail and commercial office space available.

 
 

National Harbor

The National Harbor is the largest development project in the County with 7.3 million square feet of space. Included is the Gaylord National Resort and Convention Center, with 2,000 hotel rooms and 470,000 square feet of convention area. Additionally, the area has 2,300 other hotel rooms; 1 million square feet of office buildings, retail, and entertainment; 2,500 residential units; 4 piers and two marinas. The site also includes the $1.4 billion MGM Hotel, Resort & Casino and approximately 70 acres available for development.

 
 

The Aster at College Park

Located on Baltimore Avenue, Aster College Park is a new mixed-use community in Prince George’s County, MD. The design scope includes the first Trader Joe’s in Prince George’s County, multi-family units with 60,000 square feet of retail, health club.

University of Maryland Discovery District

The Discovery District encompasses more than 150 acres, located adjacent to the University of Maryland College Park and the College Park Metro Station. It is the epicenter of academic, research, and economic achievement and will retain a pipeline of local talent. The dynamic research park brings together a vibrant and inclusive community of university stakeholders, corporate partners, government researchers, entrepreneurs, and local residents. The University brags this project will “activate fearless ideas for transformational impact by fostering research and industry partnerships, supporting small businesses, and nurturing the growth of next-generation technology ventures”. Featuring attractions like The Hotel at the University of Maryland and The Hall CP, a unique food, arts and entertainment complex.

 
 

New Carrollton Mixed-Use

Located just steps from the New Carrollton Metro Station, Urban Atlantic’s New Carrollton Metro Development is part of a 2.7 million square feet mixed-use development project. This development features Kaiser Permanente’s new corporate building, WMATA’s new Maryland headquarters, Class A commercial office and upscale multi-family units, retail and restaurants.

 
 

Hampton Park

This 24.5-acre mixed-use project is located adjacent to the Capital Beltway along Central Avenue near the site of the new University of Maryland Capital Region Medical Center. The redevelopment project will consist of a hotel, multifamily units, retail, and the new home of the 115,000 square feet Prince George's County Health and Human Services office complex.

Carillon

The Carillon is conveniently located in Largo, MD, adjacent to the Largo Metro station. This mixed-use development includes the $543 million University of Maryland Capital Regional Medical Center which opened in June 2021. The owner of this transformative project, Kite Realty Group Trust, will include a new state-of-the-art movie theater, Class-A commercial office buildings, medical office buildings, multi-family units, a 1-acre park with open space, a 4-star hotel, upscale restaurants and retail stores.

 
 

Purple Line

A $9.6 billion 16-mile light rail transit system with 21 passenger stations is under construction. The Purple Line will extend inside the Capital Beltway from New Carrollton in Prince George’s County to Bethesda in Montgomery County. There will be 11 passenger stations in Prince George’s County connecting central business districts and Metro and MARC stations. This cross-county project will support community revitalization and transit-oriented development.

 
 

Towne Square at Suitland Federal Center

This $500 million 25-acre mixed-use project in Suitland will have 2 million square feet of development including a 120-room hotel, commercial office space, multi-family units, independent senior living, townhomes, retail and restaurant space, and a 50,000-square-foot cultural arts and technology center.

Riverdale Park Station

This 36-acre mixed-use project is located on Baltimore Avenue near the University of Maryland – College Park. It is anchored by Whole Foods grocery and contains residential units, retail, restaurants and office space.
